Reading this site does not make me your REALTOR®
Nothing here creates an agency relationship, a client relationship, or any duty owed to you. That relationship starts only when we have both signed the agreement that BC real estate rules require, and not before.
Until then, treat everything on this site as general information from someone you have not hired yet.

Nothing on this site is real estate advice about your specific situation, and nothing here is legal, financial, tax, mortgage, appraisal, inspection or construction advice.
I have a background in the trades. That gives me a useful second read on a property. It does not make me a home inspector, an engineer, an electrician, a plumber or an appraiser, and nothing on this site should be relied on in place of one.

Accuracy, and the limits of it
I try hard to keep this site accurate and current. I cannot promise it is.
- Market information ages fast. Any figures, benchmarks or observations are accurate as at the date shown and may be out of date by the time you read them.
- Past results are not a prediction. The properties described here sold under their own conditions. Yours will be different.
- Prices shown are list prices, meaning what a home was offered at. They are not sale prices.
- Third-party data such as market statistics comes from sources I believe to be reliable but do not independently verify.
To the extent the law allows, the site is provided as is, without warranties of any kind.
Property listings
This site does not host an MLS® listing search. If you want to browse listings, I link you to my neighbourhood site.

What is mine
The words, photography, video and design on this site are owned by me or used with permission, and are protected by copyright.
You may read it, print it and share links to it. You may not republish it, copy it onto another website, or use the photography commercially without my written permission. That includes copying listing copy or case studies onto a competing agent’s site.
If you think something here infringes your rights, email me and I will look at it promptly.
Links to other places
This site links to Google, to my neighbourhood site and to a few other services. Once you follow a link you are on somebody else’s site under somebody else’s terms. I do not control those sites and am not responsible for them.
Getting in touch, and email
Sending me a message through the form or by email does not create a client relationship, and please do not send anything confidential until we have one.
If you tick the box asking for updates, you are consenting to receive commercial electronic messages from me under Canadian anti-spam law. That box is never ticked for you, and every email carries a working unsubscribe link. You can leave at any time.

Limits on liability
To the fullest extent the law allows, I am not liable for any loss or damage arising from your use of this site or your reliance on anything in it, including indirect or consequential loss.
Nothing in these terms limits liability that cannot be limited by law, and nothing here affects the duties I owe to actual clients under BC real estate legislation. Those duties are real, they are regulated, and they are not disclaimed here.
Complaints about my conduct as a licensee
My conduct as a licensed REALTOR® is regulated by the BC Financial Services Authority. If you have a concern about it, you can contact them directly. You can also verify my licence, 191956, on their public register.
Governing law
These terms are governed by the laws of British Columbia and the laws of Canada that apply there. The courts of British Columbia have jurisdiction.
Changes
If these terms change, the date at the top changes with them. Continuing to use the site after a change means accepting the updated terms.
