THE LISTS

What your monthly payment buys in Kelowna right now

Most people start house hunting with a price. Start with the payment instead, because that’s the number you actually live with every month.

Pick a list and it’s in your inbox in about a minute.

How the payments are worked out

Mortgage up to about $1,630 a month

Condos under $350,000. $35,000 down. Strata fees and property tax come on top.

Mortgage up to about $3,300 a month

Townhomes under $700,000. $70,000 down. Strata fees and property tax come on top.

Mortgage up to about $4,200 a month

Houses under $900,000. $90,000 down. Property tax, insurance and upkeep come on top.

Each payment is the mortgage at the top of the range, so the mortgage on everything on that list is the same or less. The math: 10% down, 4.45% interest (close to 5-year fixed insured rates in October 2026), a 30-year amortization, monthly payments, and the CMHC mortgage insurance premium added to the loan. A 30-year amortization on an insured mortgage is only open to first-time buyers and on new builds.

Your real payment depends on your lender, your rate and what you qualify for, so get a number from a mortgage broker before you fall for anything. This isn’t mortgage advice.

The number to compare with your rent

The mortgage isn’t the whole bill on a condo. On the condo list right now the median strata fee is about $315 a month, so a $350,000 condo runs about $1,950 a month before property tax and insurance. With those added it’s roughly $2,100, and that last part is an estimate, because both vary by building.

Compare your rent with that number, not with the mortgage on its own. The average asking rent for a one-bedroom in Kelowna was $1,834 a month in September 2026 (rentals.ca). So owning that condo costs a couple of hundred dollars a month more than renting one. The difference is where the money goes: about $436 of the very first payment pays down your own mortgage, and that share grows every month after.

What that comparison leaves out: closing costs when you buy, what your down payment could earn if you kept it invested, and repairs or special levies once you own. They’re real, and they’re part of the conversation before you buy anything.

What’s on the lists, and what isn’t

Kelowna and West Kelowna, active listings only, built 1990 or newer. The condo list skips units under 400 square feet, because some lenders set minimum sizes and a list full of micro-suites isn’t much use to anyone. I’ve also left off 55+ buildings, since most first-time buyers can’t buy in them, and leasehold property, where the financing doesn’t work like the numbers above. Want any of those anyway? Reply to the email and I’ll send them.

Newer doesn’t mean problem-free. A strata can still be short on its contingency fund or facing a big repair it hasn’t voted on yet. Read the strata documents before you remove subjects on any condo or townhome. I learned that one the expensive way.

Renting versus buying, honestly

Sometimes renting wins. If you might move in the next two or three years, if the all-in payment would stretch you, or if the down payment would empty your savings, keep renting and keep saving. I’ll tell you that straight, because I’d rather help you buy the right place in two years than the wrong one now.

How I work with buyers

If something on a list looks right, tell me and I’ll dig into it before you spend a Saturday on it: the strata documents, the listing history, what it last sold for, and what the condition notes really say. There’s no charge for that research. If we go on to work together, how I’m paid is set out in a buyer agency agreement first.
