Privacy policy

This is a short policy because this is a small site that collects very little. If anything here is unclear, phone me and ask.

I am the person who handles privacy questions about this website. Not a department.
What this site collects
If you fill in the contact form, I receive what you typed: your name, your email address, your phone number if you gave one, whether you are buying or selling, and your message. I use it to reply to you and to help with the thing you contacted me about. Nothing else.
If you tick the box asking for updates, I add you to my email list. That box is never ticked for you. You can leave the list at any time using the unsubscribe link in any email I send, or by replying and asking.
Standard web server logs. Like every website, the server records requests: an IP address, a browser type, the page requested and the time. My host uses these for security and to keep the site running.
What this site does not do
- No analytics are running. Nothing on this site is tracking how you browse it.
- No advertising or tracking cookies. Visiting a page does not set one.
- No selling, renting or trading your information. Ever, to anyone, for any amount.
- No property search here, so nothing you look at is being logged against your name.
If I add analytics later, I will say so on this page and date the change.
Where your information is kept
The website and its database are hosted in Toronto, Canada, on infrastructure managed by Cloudways on DigitalOcean. Form submissions are stored in the website’s own database and emailed to me.
Contact details for people I am working with, or have worked with, are also kept in my customer records and my email system so I can do my job and meet the record-keeping obligations that come with a real estate licence.
Some of those service providers operate outside Canada. Where that is the case, your information may be stored or processed in another country and may be accessible to the courts and law enforcement of that country under its laws. I use established providers and require them to protect your information to a comparable standard, but I want you to know it rather than find out later. If you want to know which providers currently hold your details and where, email me and I will tell you.
Keeping it secure
The site runs over HTTPS, access to the systems holding your information is restricted to me and my team, and providers are chosen on the basis that they maintain reasonable safeguards. No system is perfect and I will not claim otherwise. If a breach ever occurs that creates a real risk of significant harm to you, I will notify you and the Office of the Privacy Commissioner of Canada, as the law requires.
Children
This site is aimed at adults buying and selling property. I do not knowingly collect information from children. If you believe a child has sent me something, email me and I will delete it.
Who else can see it
Very few people, and only where the work requires it:
- My team. Miranda Taylor handles operations and paperwork, so she sees client information. Gerry Fraser sees it where he is working on your file.
- RE/MAX Kelowna, my brokerage, where brokerage records or supervision require it.
- Service providers who run the parts of my business I do not run myself: hosting, email, and my customer records system. They act on my instructions.
- Where the law requires it, including obligations under BC real estate legislation.
How long I keep it
Enquiries that do not turn into work are kept while they might still be useful, then deleted. Records tied to a transaction are kept for the period BC real estate rules require, which is longer and is not my choice.
Your rights
Under Canadian privacy law, PIPEDA, you can:
- Ask what personal information I hold about you
- Ask me to correct it if it is wrong
- Ask me to delete it, where I am not required to keep it
- Withdraw consent for marketing at any time
Email braden@koophomes.ca and ask. I will reply within 30 days, which is what the law allows, though it will usually be a lot sooner.
If you are not satisfied with how I handled it, you can contact the Office of the Privacy Commissioner of Canada at priv.gc.ca.
Links to other sites
This site links to Google, to my neighbourhood site, and to a few other places. Once you follow a link you are on somebody else’s website and their privacy policy applies, not this one.
Changes
If this policy changes, the date at the top changes with it. Material changes will be obvious rather than buried.
