Volume is data. When I tell you what your home is worth, I’m not guessing off three sales I read about. I’m pricing off deals I was actually in, this year, in this market. When I tell you a buyer is going to push back on the roof, it’s because the last few did. That isn’t instinct. It’s reps.

Six years in the trades first
Before real estate I spent six years as a journeyman HVAC technician. Mechanical rooms, crawlspaces and attics, in homes all over this valley, working alongside the plumbing and the electrical the whole time. I’m well versed in all three, and it still changes how I walk a property with you.
For sellers, it helps us separate the work that will actually move the sale from the work that just costs you money. For buyers, it means I have a decent idea of what an inspection is going to turn up before you write the offer, not after.
Selling
A sale comes down to a few honest questions. What is the market actually showing us, how should the home be prepared, and which marketing decisions help a buyer understand what they’re looking at?
I handle pricing, preparation, media and negotiation. You’ll get the price I think this market supports, the evidence behind it, and a straight answer about what would change my mind.
And if a listing isn’t moving, I phone you and say so. I’d rather have the uncomfortable conversation in week six than let you sit at the wrong number until you resent me for it.

Buying
Finding listings is the easy part. The useful work is figuring out whether this specific home makes sense at this specific price, what it’s going to need after possession, and which terms are worth fighting for.
I buy property myself, so I look at your purchase the way I look at mine. If the numbers don’t work, I’ll tell you they don’t work. Talking you into something you regret is a bad way to get referrals.

Braden has been an excellent realtor - he is communicative, clear and helpful. He is very responsive and takes time to explain things in detail so we always know what we are getting into!
