Six years in the trades first

Before real estate I spent six years as a journeyman HVAC technician, inside the mechanical rooms of homes all over this valley, working alongside the plumbing and electrical trades every day. It still shapes how I walk a property with you.

For sellers, it means your preparation budget goes where buyers will actually notice it. For buyers, it means you understand what a home will ask of you after possession before you write the offer, with a licensed inspector still on every file.

Selling

A sale comes down to a few honest questions. What is the market actually showing us, how should the home be prepared, and which marketing decisions help a buyer understand what they’re looking at?

I handle pricing, preparation, media and negotiation. You’ll get the price I think this market supports, the evidence behind it, and a straight answer about what would change my mind.

And if a listing isn’t getting the response it should, you’ll hear it from me early, along with what the market is telling us and the options I’d weigh. Week six is a far better time to adjust than month four.

How I sell a home

Buying

Finding listings is the easy part. The useful work is figuring out whether this specific home makes sense at this specific price, what it’s going to need after possession, and which terms are worth fighting for.

I buy property myself, so I look at your purchase the way I look at mine. If the numbers don’t hold up, I’ll show you where they break and what price or terms would make them work. My business runs on referrals, so the only outcome worth aiming for is one you’re still glad about in five years.

We had a great experience working with Braden to find our home in West Kelowna. We were looking for a place that fit our growing family and he was patient as we saw multiple homes to find the right one. We cannot thank Braden enough for helping us buy our first home! They were incredibly responsive, always making themselves available for showings and quick to text back when we had questions.
