LISTING · WILDEN

168 Skyland Drive

Rear of a contemporary hillside home at dusk, its windows lit, with a pink and blue sky over the ridge behind.

The situation

This Wilden house is worth what it’s worth because of where it sits. The elevation, the outlook, the way the build uses the slope instead of fighting it.

None of that survives a photo taken from the driveway. Shoot a hillside home the standard way and you sell the front door of a house whose whole argument is the view behind it.

What I did

Started with the setting, not the house. Aerial photography and 3D tours so a buyer could understand the elevation and orientation before they ever booked a showing.

Used video for the arrival. A hillside property reveals itself in a sequence. You come up, you turn, and the valley opens. Stills can’t do that. Thirty seconds of movement can.

Then made the case for the build. The setting gets a buyer through the door. The construction and the finish are what convince them to write. Both had to be in the marketing, in that order.
