How Trades Expertise and Market Strategy Turned a Fixer-Upper into a Win

Selling a luxury home that needs work takes experience, precision, and trust. When my clients at 1918 Hidden Lake Place decided to sell, we knew the property held incredible potential — but also needed about $200,000 in renovations to reach its full value.

That challenge became our opportunity.

The Challenge

The home was located in one of Wilden’s most desirable pockets, right on Walroy Lake. It offered nearly 4,300 sq ft, six bedrooms, and a two-bedroom suite with income potential — but it needed updates throughout.

At an initial list price of $1,450,000, we had to strike the perfect balance between showcasing the home’s long-term value and addressing immediate renovation concerns from buyers.

The Strategy

This is where strategy and experience come together. As a former journeyman HVAC technician with a deep network of local trades, I was able to:

  • Accurately assess renovation scope and costs

  • Provide realistic, itemized quotes to remove buyer hesitation

  • Position the property as a smart opportunity to enter Wilden’s luxury market

Instead of letting “fixer-upper” be a drawback, we reframed it as a gateway — a chance for the right buyer to get into a high-end neighbourhood below replacement cost, with room to build equity.

Finding the Perfect Buyer

After repositioning the home and crafting marketing that focused on lifestyle and potential, we found the ideal match — a buyer eager to break into the Wilden luxury segment who saw the vision immediately.

Strong communication, transparent pricing, and coordination with trusted contractors allowed us to move confidently from showing to accepted offer.

The Result

Within a short window, the home was successfully sold, and my sellers achieved a strong outcome in a challenging segment. What made the difference was strategic positioning, market experience, and a hands-on approach that managed every step — from pre-listing evaluations to final negotiations.

Why This Sale Matters

Many homeowners worry that needing renovations will make it impossible to sell. The truth? With the right plan, those challenges can become selling points.

By anticipating buyer concerns, bringing in credible trades, and telling the right story through marketing, we turned complexity into confidence — and that’s what gets results. See the media here https://www.bradenkoop.ca/1918hiddenlake
