How I used the "Golden Hour" strategy to get above market value sales price for my Sellers

As a Kelowna realtor, I’ve had the privilege of helping homeowners achieve incredible results with their properties. Today, I want to share two strategies that have helped me, Braden Koop, get listings sold at or above market value. Whether you’re selling a home with a spectacular view or highlighting the uniqueness of your neighborhood, these tips could make all the difference.



1. Showcase Unique Features Strategically


One of the most powerful ways to stand out in the Kelowna real estate market is to emphasize your property’s unique features. For example, I recently worked with a listing that had an incredible view. To make the most of it, we restricted showings to the golden hour—from 6:00 PM to 7:00 PM—when the light perfectly illuminated the property. The result? An incredible offer well above market value.


It’s not just about views, though. Maybe your home boasts:


  • An entertainer’s dream backyard

  • A professional-grade chef’s kitchen

  • Custom architectural features

Whatever it is, ensure those features shine during showings. Prepare the space thoughtfully to highlight what makes it special.

Don’t forget to let your digital marketing do some heavy lifting. High-quality photos and videos showcasing these features are essential for drawing in the right buyers. Make sure potential buyers understand what makes your property unique before they even step foot inside.


2. Highlight the Neighborhood and Location

In Kelowna real estate, your location is often just as valuable as your property’s features. Many buyers, especially those from out of town, are unfamiliar with the distinctions between areas like Upper Mission, Black Mountain, or even nearby cities like Vernon.


Did you know that:


  • 17-20% of buyers in Kelowna come from the Lower Mainland?

  • 7-10% come from Alberta?


These buyers might wonder why Upper Mission commands a premium over Black Mountain—or why they should choose Kelowna over other cities. That’s why showcasing the lifestyle and benefits of your neighborhood is critical.

For instance:


  • Upper Mission: Known for luxury homes, stunning lake views, and proximity to some of the best schools in Kelowna.

  • Black Mountain: Offers more affordable options than Kettle Valley or Upper Mission with easy access to golf courses and outdoor activities. Amazing views

  • Downtown Kelowna: Vibrant urban living with dining, entertainment, and waterfront access.
