Selling your home in winter, in Kelowna

There’s a myth that selling your home in the off-season isn’t a good idea. I want to share an example, Success isn’t about the season — it’s about strategy.

When I listed 272 Triple Tree Place, the goal was clear: bring this incredible property to market at a time when attention is lower, but serious buyers are still active. The result? A standout sale that proved timing and preparation can outshine the calendar.

The Challenge

Listing just before the holidays meant competing with two things: weather and buyer perception. Conventional wisdom says to wait until spring — but experience tells a different story.

My sellers wanted to move forward, and I knew the key would be presentation. The home had jaw-dropping views, but in December, perfect conditions don’t last long.

The Strategy

I’m Braden Koop Personal Real Estate Corporation (PREC), REALTOR® with RE/MAX Kelowna, and my job is to find opportunities others might overlook.

Working closely with my sellers, we created a clear action plan. They prepared their home using a detailed checklist we built together — allowing them to move at their own pace, without stress.

Then, when the Okanagan weather gave us a rare, perfect Sunday sunset, we acted immediately.I coordinated with my media team on short notice to capture:

  • Drone footage showing Wilden’s panoramic winter views

  • Timing media for great visibility

  • Crisp daylight shots before the snow returned

That quick action made all the difference. Over the following weeks, the skies turned grey, and most new listings looked flat — but ours stood out.

Once the interiors were ready, we wrapped up the presentation with magazine-quality indoor photos, completing a media package that caught eyes online and in person.

The Result

Our off-season listing generated strong engagement, showing that a well-executed plan beats seasonal trends every time. The home presented beautifully, captured the attention of serious buyers, and positioned my clients perfectly for success.

Selling in the off-season isn’t about luck — it’s about timing, readiness, and the right approach.

Why This Matters for Wilden Sellers

If you’re considering selling your home in fall or winter, don’t wait for the “perfect time.”Here’s what this sale proves:

1. Market timing is about opportunity, not temperature. Serious buyers are always active — especially when inventory is low.

2. Preparation is everything. Having a clear checklist and professional media plan gives your home the polish it deserves.

3. Act fast when conditions align. Great weather or lighting windows don’t last long — seizing them can make your listing the one that stands out.
