The Road from Accepted Offer to Moving Day


Getting an accepted offer on your home in Wilden is a huge milestone — but it’s not the finish line. Between now and possession, there are several key steps that ensure your sale closes smoothly, on time, and without surprises.


I’m Braden Koop Personal Real Estate Corporation (PREC), REALTOR® with RE/MAX Kelowna, and I’ve guided countless Wilden homeowners through this exact process. Here’s what happens behind the scenes once your property goes under contract.


1. Subject Removal: Turning an Offer Into a Firm Sale


Most offers include “subjects” — conditions that protect the buyer while they finalize financing, inspections, or document review.

Typical subjects include:

  • Financing approval

  • Home inspection

  • Insurance confirmation

  • Lawyer or notary review

During this stage, my role is to track all timelines and maintain communication with the buyer’s agent so nothing slips through the cracks. Once all subjects are removed, your sale becomes firm — and that’s when we can celebrate with confidence.


2. Lawyer Coordination and Conveyancing


Once the sale is firm, your lawyer or notary will prepare transfer documents and coordinate with the buyer’s legal team.

I’ll send your lawyer everything they need, including:

  • The accepted contract and any addendums

  • Property disclosure statements

  • Title and strata documents (if applicable)

You won’t need to track down paperwork or follow up — it’s handled for you.

Your lawyer will also confirm mortgage payout details, prepare statements of adjustments, and advise when to come in for signing (usually about a week before completion).


3. Preparing for Completion


Completion is when legal ownership officially transfers to the buyer, and sale proceeds are sent to your lawyer’s trust account.

Leading up to this date, we’ll confirm a few important details:

  • Utility disconnections and transfers

  • Property insurance adjustments

  • Final cleaning and key handoff

  • Any agreed-upon repairs or inclusions

I’ll provide a clear checklist so you know exactly what needs to be done — no last-minute chaos, no confusion.


4. Completion Day


On completion day, the buyer’s lawyer transfers the purchase funds to your lawyer. Once those funds are received and all conditions are satisfied, title officially transfers to the buyer.

You won’t usually receive the sale proceeds in your account that same day — it typically takes 1–2 business days for funds to clear. Your lawyer will confirm once the deposit hits your account.


5. Possession Day


Possession typically takes place the day after completion (unless otherwise negotiated).

On this day:

  • I’ll conduct a final walkthrough with the buyer’s agent to confirm the property is in the agreed condition.

  • I’ll ensure keys, remotes, and codes are properly transferred.

  • I’ll check in with you to confirm move-out is complete and everything has gone smoothly.

6. After the Sale


My service doesn’t stop at the closing table.
