University District: the neighbourhood UBC Okanagan built, read as an investor

University District is the pocket of north Kelowna that grew up around the UBC Okanagan campus and Academy Way: a run of condo buildings, purpose-built rentals, two townhome developments, a private school, and a comparatively small number of detached homes on the slopes above. It is the one neighbourhood on this site where most of the housing is not in the detached data below, and the one where I’d read the numbers the way I read my own investments. Here’s what the record says, and what I’d tell you before you buy or sell there.

Every figure below is a median of single family detached sales recorded on the Interior REALTORS® MLS® for the University District sub-area, as of September 2026, covering sales through July. They describe detached homes only, which in this neighbourhood is the minority of what sells.

Every figure is a median of single family detached sales in University District recorded on the Interior REALTORS® MLS®, pulled 1 September 2026. The Central Okanagan column is every neighbourhood on the board, so University District can be read against the wider region. 2026 covers January through July, not a full year. University District sold 285 detached homes across these ten years, a few dozen a year, so a single year's median moves on a handful of sales and is a range wearing a number, not a verdict.

Read this table with the sample in front of you. Sixteen detached sales in seven months, twenty-five in all of 2025, fewer than 300 in ten years. A median built on that many sales is a suggestion, not a measurement, and the year-to-year swings in the table prove it: up 25% in 2022, down 11% in 2024, with nothing in the neighbourhood changing that fast. What the ten-year line does say is that detached homes here have grown more slowly than the region, 56% against 72%, while sitting a little above it in price.

The market that actually trades here is condos and townhomes, and that market is driven by one institution’s enrolment, one airport’s growth, and one set of provincial rules on short-term rentals. Those three things matter more to a University District price than anything in the detached table.

What it is

The campus sits on a ridge above the airport at the north end of Kelowna, with Robert Lake and farmland to the west and Highway 97 below. UBC Okanagan enrols close to 12,000 students and is the smaller of UBC’s two campuses, about a sixth of the university. It is also growing in two places at once: on this campus, and in a 43-storey tower under construction downtown that will hold the Faculty of Health and Social Development and more than 470 homes above it when it opens.

Around the campus, the developers’ own inventory runs to seven condo buildings, two townhome developments, three all-rental complexes and a detached subdivision of about 200 lots. Academy Way alone has more than 400 privately owned apartments built for students. Aberdeen Hall, an independent K to 12 school of about 700 students, sits on Academy Way beside the campus. A walk-in medical clinic operates in the neighbourhood, Save-On-Foods in North Glenmore is about five minutes away, and the airport is seven.

The 97X RapidBus runs from the UBCO exchange through downtown to West Kelowna with signal priority, every seven to thirty minutes in term. Quail Ridge Linear Park’s trails run from the subdivision through the campus forest to the Okanagan Rail Trail, and the Okanagan Golf Club’s two courses, the Quail and the Bear, are next door.

The rules that price this neighbourhood

Short-term rental is the first question every investor asks about a condo near a university and an airport, and in Kelowna the answer is mostly no. British Columbia’s principal-residence requirement applies to Kelowna, and since May 2025 every short-term listing needs a provincial registration number. Kelowna’s 2026 exemption applies only to buildings the City had already zoned for short-term rental before 2024. A standard condo in University District is a long-term rental or your own home, and it should be underwritten that way.

Long-term, the tenant is a student or a staff member, which means a September cycle, roommate configurations, and a landlord’s calendar that runs on the academic year. Strata bylaws vary building by building on rentals, pets and age; read them before the offer, not after. And you are beside an airport that just opened a $108 million terminal expansion. Some streets hear it, some don’t. Stand on the balcony at the hour the flights arrive.

Underwrite as a long-term rental

Short-term rental is closed to most condos here by provincial rule. If the numbers only work on nightly rates, they don't work.

Read the strata bylaws first

Rental, pet and age restrictions differ by building and change what a unit is worth to you and to the next buyer. They are part of the price.

The tenant is the calendar

Students and university staff move in September. Vacancy, turnover and rent all follow the academic year, and a unit that comes empty in October sits.

Listen for the airport

The approach path is real and the terminal just got bigger. Visit at arrival time before you decide the view is worth it.

Don't price a house off this median

Twenty-five detached sales a year is not a market, it's a handful. Price a detached home here against its own comparables and the North Glenmore streets next door.

The campus is the demand

Enrolment, faculty growth and the downtown tower all feed this neighbourhood's tenant and buyer pool. When you evaluate the building, evaluate the university too.

Selling in University District

Know which buyer you’re selling to. A parent buying for a student, an investor holding for yield, and a staff member buying a home all read the same listing differently, and the strata’s rental and pet rules decide which of them can even make an offer. Put the bylaw summary, the strata financials and the rental history in the package on day one.

For a detached home, resist the median. Price against the last few actual detached sales here and in the streets across John Hindle Drive, and expect the buyer to know the campus story as well as you do. How I price and market a listing applies; the packaging here is the strata documents.

Where is University District in Kelowna?

At the north end of the city around the UBC Okanagan campus and Academy Way, on the ridge above Kelowna International Airport, with Highway 97 below and North Glenmore across John Hindle Drive.

Can I run a short-term rental in University District?

Mostly no. BC’s principal-residence rule applies to Kelowna, every listing needs a provincial registration number, and Kelowna’s 2026 exemption covers only buildings zoned for short-term rental before 2024. Assume long-term rental unless the specific building is on that list.

Is University District a good investment?

It has a durable tenant pool tied to a growing university, transit at the door and the airport seven minutes away. It also has strata rules that vary by building, a September calendar, and no short-term rental income for most units. It works as a long-term hold that is underwritten honestly. I buy property myself and that is the only way I’d look at it.

What schools are near University District?

UBC Okanagan is the neighbourhood. Aberdeen Hall, the independent K to 12 school, is on Academy Way. Public school catchments for the few detached streets are drawn by address, so confirm on the school district’s map.

What is my University District home worth?
