Selling the way a home is lived in

Some houses only make sense when you understand how the rooms, the outdoor space and the setting work together. When that’s the actual strength of a property, leading with a room count throws it away.

A Wilden home, warm, well designed, built around a private backyard with a pool.

It wasn’t the biggest or priciest house on the market that week and it was never going to win on either. What it had was a layout and a backyard that worked together, particularly in July. So that’s what the marketing led with, and buyers could tell straight away whether it was the life they wanted.

What positioning actually means

Work out what the house is before you decide how to shoot it. A home built around outdoor living shouldn’t be sold on bedroom count. The backyard isn’t photo number fourteen. It’s the argument.

Show the experience, not the inventory. A list of rooms is information. Images that show how the rooms connect, how you get to the backyard and what a summer evening looks like out there is a reason to book a showing.

Be honest about the trade-off. This only works when the house genuinely delivers what the marketing promises. If it doesn’t, the showing exposes it in ninety seconds and you’ve wasted everyone’s time and burned your credibility. Position the real strength, then let the buyer decide whether it’s their strength too.
